Miami-Dade County
What impact window and door work in Miami-Dade County actually involves
Miami-Dade is the strictest product-approval jurisdiction in the United States and the most fragmented permitting environment in Florida.
- Full HVHZ — Miami-Dade NOA required on every opening
- 34+ municipalities, each with its own building department
- Unincorporated addresses permit through Miami-Dade RER
- Large pre-1994 block housing stock
- Significant high-rise condominium market
Miami-Dade NOA is the standard the rest of the country borrows
The entire county sits inside the High Velocity Hurricane Zone. Products must hold a Miami-Dade Notice of Acceptance, which means passing large-missile impact testing — a nine-pound 2x4 fired at the glass — followed by thousands of cycles of positive and negative pressure to prove the assembly still holds after being struck. Manufacturers outside Florida routinely cite Miami-Dade NOA as a quality marker precisely because it is the hardest approval to obtain. Inside the county it is not a marketing line, it is the minimum.
Thirty-four municipalities, thirty-four permitting paths
Miami-Dade has more incorporated municipalities than any other county in the state, and most run their own building department. City of Miami, Miami Beach, Coral Gables, Hialeah, Doral, Aventura, Homestead and the rest each set their own queue, submittal format and inspection scheduling, while unincorporated addresses go through the county's Regulatory and Economic Resources department. Two houses a mile apart can be on entirely different timelines. We confirm the jurisdiction from the folio number before quoting rather than assuming.
Pre-1994 stock is the volume of the work
Hurricane Andrew in 1992 triggered the code rewrite that produced the modern HVHZ standard. Anything built before 1994 predates it, and Miami-Dade has a very large stock of 1950s–80s concrete block housing still carrying original aluminium single-pane frames. Those homes are the strongest candidates for whole-house replacement, both for protection and because the wind mitigation insurance credit is written against exactly that profile. Openings from that era are frequently out of square and get templated individually.
High-rise work is a different business
Brickell, Edgewater, Aventura, Sunny Isles and Miami Beach are dominated by multi-storey condominium stock where design pressures rise substantially with floor level, associations dictate glass tint and frame finish so the building reads consistently, and material moves on a booked freight elevator. Those constraints usually govern the schedule and the labour cost more than the product specification does — and association approval, like any HOA approval, must be in hand before the permit issues.
We install across 38 Miami-Dade County municipalities. Every install includes a free in-home measurement, a fixed written price per opening, permits pulled by us, and both inspections scheduled on your behalf.
