How a single hung actually works
Only the bottom sash operates; the top sash is fixed in the frame. That single moving part is why single hung is the volume replacement across South Florida — fewer moving components, fewer seals, less to fail, and the lowest price of any operable impact window. Because the top sash does not move, the frame around it can be simpler, which also means slightly more glass area than a double hung of the same rough opening.
Egress: the thing that changes single hung quotes
Florida Building Code requires at least one opening per bedroom meeting egress minimums — 5.7 sq ft of clear opening, at least 24 inches high and 20 inches wide. With a single hung, only the lower sash counts toward that, so the clear opening is roughly half the visible glass minus the frame and meeting rail. Original 1960s–80s units frequently fail this once measured properly, which means the replacement is sized up rather than matched, and occasionally the masonry opening has to be enlarged. We measure clear opening on every bedroom before quoting.
What drives the cost
Opening size first, then glass. Clear laminated is the baseline; grey or bronze tint adds modestly and cuts solar heat on west and south exposures; Low-E adds more and is usually worth it on the elevations that take afternoon sun. Frame material matters less on a single hung than on a wide slider, because the spans are short enough that aluminium's strength advantage is not the deciding factor. Quantity helps: whole-house packages price better per opening than replacing three windows.
What the install involves
Nearly all single hung work in South Florida is retrofit into an existing masonry opening. The old aluminium frame is cut out, the new unit set and anchored to the design pressure calculated for your address and roof height, then the perimeter sealed and the stucco patched outside with a minor drywall return inside. Expect an in-progress inspection before the perimeter is closed and a final afterwards — losing the first one is expensive, because an inspector can require finished stucco opened back up.
Where this is the wrong choice
Wide, short openings where a single hung leaves awkward proportions — a horizontal roller usually suits better. Also not the strongest choice on a heavily exposed windward elevation, where a casement's compression seal outperforms a sliding sash under pressure.
