A patio or slider is about glass area, sightlines and daily operation. French doors sit between the two and need an astragal and flush bolts rated as part of the assembly. They are quoted differently because they are built differently.
Hardware and coastal corrosion
Salt air attacks door hardware long before it touches the glass. On coastal and Intracoastal addresses we specify stainless rollers, hinges and locking hardware, and powder-coated rather than mill finishes. Standard hardware a few blocks from open water will pit and bind within a couple of seasons — one of the few places where the cheaper option reliably costs more.

This is the detail most often got wrong on jobs here: a package prepared for St. Lucie County comes back, and that costs a resubmittal and a fortnight. St. Lucie County sits outside the High Velocity Hurricane Zone that covers Miami-Dade and Broward, so products qualify under statewide Florida Product Approval rather than requiring a Miami-Dade Notice of Acceptance — a wider range of qualifying products, not a lower standard.
New stock, so the honest first question is what is already there
Almost all of Tradition was built after the 2002 code came into force, and much of it considerably later. That inverts the usual conversation. A house here may already carry code-compliant impact glazing, or shutters that are producing an insurance credit today, in which case the honest answer is that the wind mitigation case for replacement is thin and the reason to do the work is comfort, noise, operation or appearance rather than premium. Before quoting anything we establish what is actually installed and what the current wind mitigation report says. It is a shorter conversation than the one we have on 1960s stock, and it saves people money more often than it makes us any.
Where replacement does make sense on newer stock
Two cases come up repeatedly. The first is a house built to code with non-impact glazing plus shutters — protected on paper, but the shutters have to be deployed by somebody before every storm, and a good number of owners have decided that is not a system they want to rely on. The second is failed insulated glass units: seals fail, the units fog, and on a house young enough that nothing else needs doing, that is a straightforward replacement where moving to laminated impact glass costs little more than replacing like for like. Neither of those is a hurricane argument, and we do not dress them up as one.
Association approval, on a community built around it
Tradition is master-planned throughout and effectively every property sits inside a homeowners association with architectural standards covering frame colour, glass tint and how a replacement must match neighbouring units. Because the stock is uniform and recent, those standards tend to be specific and consistently enforced. The approval belongs at the front of the schedule rather than discovered mid-job, and it is generally straightforward when the replacement matches what is already there.
Doors on Tradition stock
Rear openings here were framed generously enough to take a modern multi-panel slider without structural work, which is not true of older stock elsewhere in the region. Front entries commonly run to double units with sidelights and a transom. Laminated panels still weigh considerably more than the originals, so the header and anchor pattern are checked before panel size is settled — but on stock this recent that check usually confirms rather than complicates.
