Martin County is outside the HVHZ, with a housing mix that runs from 1920s Stuart downtown to post-2000 development along the Kanner Highway corridor.

Florida Product Approval governs

Martin County sits outside the High Velocity Hurricane Zone, so impact products qualify under Florida Product Approval rather than requiring Miami-Dade NOA. That widens the qualifying product range at the same protection level and generally helps on price and lead time. Design pressures are still calculated for the specific address and roof height, and waterfront properties along the St. Lucie River, the Indian River Lagoon and the Atlantic front calculate substantially higher than inland ones in the same municipality.

Stuart's historic core versus the newer corridors

Downtown Stuart and the surrounding older neighbourhoods contain early-twentieth-century wood-frame and masonry stock with non-standard openings, where original French and entry doors are frequently the architectural feature of the elevation and matching existing proportions matters more than catalogue selection. Newer development toward Palm City, Hobe Sound and along Kanner Highway is conventional retrofit or shutter-to-impact upgrade work that moves considerably faster because there is no design review step.

Waterfront exposure is the defining variable

Martin County's identity is water — the St. Lucie River, the Indian River Lagoon, the inlet and the Atlantic front through Hobe Sound, Sewall's Point and Jupiter Island. Open water upwind raises the exposure category in the pressure calculation, and continuous salt exposure makes stainless rollers, hinges and locking hardware the correct specification on those addresses. Permitting through the municipality or the county

Stuart, Sewall's Point, Ocean Breeze and Jupiter Island each handle their own permitting, while unincorporated addresses — a large share of the county, including much of Palm City and Hobe Sound — go through Martin County's building department. Confirming which applies before ordering matters, because submittal requirements and inspection scheduling differ. We pull the permit either way and schedule the in-progress and final inspections as part of the job.
