What to know before choosing impact Double Hung windows
Both sashes operate, and that has a real use
A double hung tilts or slides both the upper and lower sash. Two practical consequences: you can ventilate from the top, which lets warm air out without opening a window at child height, and both sashes tilt in for cleaning from inside — genuinely useful on a second storey where the alternative is a ladder. It is the traditional look on older and historic homes, which matters in districts where a review board governs sash configuration.
Egress works the same way as a single hung
Only the lower sash counts toward the bedroom egress clear opening, so a double hung offers no egress advantage over a single hung of the same size despite having two operable sashes. That surprises people. If a bedroom opening is marginal, the fix is a larger unit or a different style, not switching from single to double hung.
What drives the cost
A double hung costs more than a single hung of the same size because there is a second operating sash, a second set of balances and more sealing surface. On a whole-house scope that difference multiplies quickly, which is why most South Florida projects use double hung selectively — bedrooms and upper storeys where the tilt-in cleaning earns its cost — rather than throughout.
Where it fits in a historic district
In West Palm Beach's El Cid and Flamingo Park, Delray's Del-Ida Park, Coral Gables and Miami Beach's designated districts, review boards can require the replacement to match original sash configuration and muntin pattern. Where the original was a double hung, the impact replacement generally has to be one too. Those units are frequently non-standard sizes and get templated individually rather than ordered from a schedule.
Where this is the wrong choice
Budget-driven whole-house scopes, where the second operating sash adds cost on every opening for a benefit most rooms do not need. Also poor value on fixed-view openings where nothing needs to open at all.
