The threshold and sill pan are where installs fail

A door sits at the one point in the wall where water collects. Impact doors need a properly bedded sill pan under the threshold with end dams and a back leg, so any water that gets past the weatherstrip is directed back out rather than under your flooring. This is the single most common shortcut in door installs and it does not show up until the first hard wind-driven rain. Every door we set gets a pan.

Impact sliding glass doors get heavy fast — laminated glass runs roughly twice the weight of the single-pane unit being removed. Two-panel configurations are straightforward. Three- and four-panel openings, and anything over about 12 feet, need the header checked for deflection and often a reinforced or structural mullion. Wide openings also need tandem stainless rollers if you want them still gliding in five years, particularly within a few miles of the ocean.

An entry door is a security and curb-appeal decision as much as a storm one: multi-point locking, impact-rated sidelights and transoms, and a frame that suits the elevation. A patio or slider is about glass area, sightlines and daily operation. French doors sit between the two and need an astragal and flush bolts rated as part of the assembly. They are quoted differently because they are built differently.

Hardware and coastal corrosion

Salt air attacks door hardware long before it touches the glass. On coastal and Intracoastal addresses we specify stainless rollers, hinges and locking hardware, and powder-coated rather than mill finishes. Standard hardware a few blocks from open water will pit and bind within a couple of seasons — one of the few places where the cheaper option reliably costs more.

Aventura is high-rise condominium between the Intracoastal and the ocean. Almost nothing about a project here resembles a single-family job: the building's board is involved before the city is, and the pressure calculation changes floor by floor.

Waterfront pressures, and height on top of them

Both Miami-Dade and Broward sit inside the High Velocity Hurricane Zone, the strictest wind-borne debris regime in the United States. Products have to hold a Miami-Dade Notice of Acceptance, which means passing large-missile impact testing — a nine-pound 2x4 fired at the glass — followed by thousands of cycles of positive and negative pressure to prove the assembly still holds after it has been hit. Aventura sits on and around the Intracoastal with open water on more than one side, which puts its design pressures near the top of anything calculated in Miami-Dade. Height compounds it: a twentieth-floor opening does not calculate like a fourth-floor opening in the same tower, so the engineering is run per unit and per elevation rather than per building. Salt is unavoidable — stainless hardware and marine-grade finishes are the specification, not an upgrade.

The association approves before the city does

In a tower the glazing is rarely yours alone to decide. Williams Island, Turnberry and the surrounding buildings commonly hold an approved product list, a required frame colour and a specification for how any replacement must meet the building's existing envelope, and that written approval normally has to exist before a permit application means anything. Buildings here also routinely restrict working hours, service-lift booking and how material reaches the floor — all of which shape the schedule more than the installation does.

The city runs its own building department. The submittal pairs the NOA documentation with a window and door schedule keyed to your elevations and a signed and sealed engineering evaluation calculating design pressure for the specific unit, including height above grade — which on a tower is the variable that moves the number most.
