What a patio enclosure changes
Enclosing a patio, lanai or screened porch converts unconditioned covered space into part of the house, which is a bigger job than replacing an opening. The existing screen framing is generally not adequate to carry impact glazing, so the perimeter is typically rebuilt in structural aluminium, and the whole assembly has to be engineered for the design pressures at that elevation. It is a conversion, not a swap.
Permitting is more involved than a window job
Because you are changing conditioned area and altering structure, the submittal is heavier than a straight replacement — engineering for the new framing, the anchoring into the existing slab and columns, and in many jurisdictions a review of how the change affects the building envelope. Some HOAs treat enclosures as an architectural change requiring committee approval regardless of appearance. Confirm both before ordering.
What drives the cost
Framing and structure dominate, not glass. The perimeter rebuild, the engineering, the anchoring into existing slab and columns, and any electrical or air-conditioning extension into the new space all sit ahead of the glazing in the quote. A patio enclosure is usually the most structurally involved item on this list, and the range is correspondingly wide.
Drainage and the existing slab
Patio slabs are almost always poured with a slope for drainage, because they were built as exterior space. Enclosing means dealing with that slope, and with a slab edge that was never detailed to sit under a wall. Getting the threshold and the slab edge right is what separates an enclosure that stays dry from one that takes water at the perimeter in every heavy rain.
Where this is the wrong choice
Homeowners who want the space to stay breezy — an enclosure is a room, not a porch. Also a poor fit where the existing slab or columns would need substantial remedial work, at which point new construction may be better value.
