Impact doors need a properly bedded sill pan under the threshold with end dams and a back leg, so any water that gets past the weatherstrip is directed back out rather than under your flooring. This is the single most common shortcut in door installs and it does not show up until the first hard wind-driven rain. Every door we set gets a pan.

Impact sliding glass doors get heavy fast — laminated glass runs roughly twice the weight of the single-pane unit being removed. Two-panel configurations are straightforward. Wide openings also need tandem stainless rollers if you want them still gliding in five years, particularly within a few miles of the ocean.

A patio or slider is about glass area, sightlines and daily operation. French doors sit between the two and need an astragal and flush bolts rated as part of the assembly. They are quoted differently because they are built differently.

Salt air attacks door hardware long before it touches the glass. On coastal and Intracoastal addresses we specify stainless rollers, hinges and locking hardware, and powder-coated rather than mill finishes. Standard hardware a few blocks from open water will pit and bind within a couple of seasons — one of the few places where the cheaper option reliably costs more.
