What to know before choosing impact Bay windows

What a bay actually is

A bay projects outward from the wall plane, typically a large fixed centre unit flanked by two angled side units that are often operable casements or hung windows. It adds floor area and light, creates a seat or shelf depth inside, and gives sightlines up and down the elevation that a flat window cannot. In impact construction each unit in the assembly carries its own approval, and the assembly as a whole has to be engineered.

It is a structural job, not just a window job

Because a bay projects beyond the wall, it needs support beneath — a cantilevered platform or knee brackets — and a small roof above with its own flashing and waterproofing. Replacing an existing bay in impact glazing means assessing that support and that roof, since laminated units are substantially heavier than the single-pane assembly coming out. This is the one window style where the surrounding construction routinely matters more than the glazing specification.

What drives the cost

Considerably more than the equivalent glass area in flat windows, and the difference is mostly labour and structure rather than product. Multiple units, a structural support, a roof detail, flashing and interior finish work all add up. Where a bay is being converted to a flat opening, or a flat opening to a bay, the masonry and framing work dominates the quote.

Water management is where bays fail

A bay has more joints, more flashing and a small roof — every one a potential path. Most bay problems in South Florida trace to the head flashing or the roof-to-wall junction rather than the glazing. When we replace one, that detailing gets rebuilt properly rather than reused, because a bay that leaks will do so in the first hard wind-driven rain regardless of how good the impact rating is.

Where this is the wrong choice

Budget-driven scopes — the same money spread across flat openings protects far more of the house. Also a poor choice on an elevation with very high calculated design pressures unless the supporting structure is being rebuilt anyway.
