They are quoted differently because they are built differently.
Hardware and coastal corrosion
Salt air attacks door hardware long before it touches the glass. On coastal and Intracoastal addresses we specify stainless rollers, hinges and locking hardware, and powder-coated rather than mill finishes. Standard hardware a few blocks from open water will pit and bind within a couple of seasons — one of the few places where the cheaper option reliably costs more.

Westlake is the newest city in Palm Beach County — incorporated in June 2016 on land that was farmland and improvement district until a few years before. Effectively every home in it was built to a code far newer than the one most of South Florida's stock was built under, and that changes the conversation completely.
The honest first question: do you need this at all?
Almost everything in Westlake was built well after the 2002 code came into force, and most of it in the last several years. A great many of these homes already carry impact-rated glazing as delivered. Before quoting a replacement we establish what is actually installed and what your current wind mitigation report says — because if the house already has impact glass, there is no insurance case for replacing it and we will tell you so. The reasons that do apply on stock this young are narrow and specific: a failed insulated unit that has fogged, storm damage to a particular opening, or an upgrade for noise or appearance. None of those is a hurricane argument and we do not dress them up as one.

Two cases come up. The first is a house built to code with non-impact glazing plus shutters — protected on paper, but somebody has to put the shutters up before every storm, and a number of owners have decided that is not a system they want to depend on. Converting to fixed impact glazing removes that job permanently, and it may improve the wind mitigation classification depending on what the current form records. The second is a failed insulated glass unit: seals fail, the unit fogs, and on a house young enough that nothing else needs doing, moving that opening to laminated impact glass costs little more than replacing like for like.

The approval belongs at the front of the schedule rather than discovered mid-job — though it is generally straightforward where the replacement matches what is already there.

On stock this recent the header check usually confirms rather than complicates.
